Every tenant finish-out ends the same way: drywall dust, paint specks and a deadline for opening day
Week-one Nashville permits: a post-construction cleaning crew's bid list
Published
Tasha runs a four-person post-construction cleaning crew out of Antioch, on Nashville's southeast side. Her best jobs are the final clean on a commercial buildout, and she needs to get on the contractor's list the week the permit is issued, long before the punch list and the opening-day scramble.
Cold-calling general contractors from a directory got her voicemail. By the time a new restaurant posted “coming soon” in the window, another crew already had the job. A fresh commercial permit in Metro Nashville's open data is the trigger she actually wants.
What changed
She bought NashPermit for $19. After Stripe checkout, the CSVs were emailed directly from Armorlight: 7-day and 30-day Nashville building-permit files with permit type and subtype, the scope-of-work description, address, ZIP, permit contact, declared construction cost, council district and issue date. The Metro source has no phone column, so there are no phone numbers.
That week
- Mon: filtered the 7-day file (136 permits issued Sep 28 to Oct 1) to Building Commercial: 31 permits carrying about $82 million in declared construction cost, including 20 commercial rehabs and 5 tenant finish-outs.
- Tue: pulled out the restaurant jobs first, because kitchens and dining rooms need the most detailed clean before opening: 7 of them, 3 full-service, 3 take-out and 1 fast-food.
- Wed: sorted by ZIP and cost. Downtown 37203 and the 37211 corridor had 6 commercial permits each, and three office finish-outs between roughly $900,000 and $1.77 million went to the top of her bid list.
- Thu: no phones in the source, so she looked up each permit contact's office line herself and sent a one-page final-clean quote timed for the end of the buildout.
The 30-day file, with 827 permits and 88 commercial tenant finish-outs, became her follow-up list for the jobs that will wrap up in November and December.
Illustrative scenario: Tasha is a composite operator, not a named customer. The permit counts, permit types, ZIP codes and cost ranges come from a real NashPermit 7-day file generated Oct 5, 2026.
